Short sales

With the resent rise in foreclosures, many listings may include the term pending bank approval. This means that the bank must agree to except less then is owed on the mortgage to avoid foreclosure. This type of buy is known as a short sale or Deed in lieu of foreclosure. Some people ask why the bank would consider releasing the homeowner from the mortgage and except the lower amount. This is because foreclosing on the property is expensive.
Other options that may be available to homeowners is forbearance. If you are granted a forbearance you don't make payments on the loan, but interest is still accumulating. Banks will use this to avoid foreclosure if the homeowner has a temporary loss of ability to pay the loan, such as being laid off.

If you find your self facing foreclosure, call your lender. They want to avoid foreclosure and will help work out away to get out of your home, or keep it. Sometimes they may permit someone to assume your mortgage.

Improve the interior Appeal

  1. Paint the rooms. A light Neutral color will work best.
  2. Fix anything that needs fixing IE. door knobs and leaky faucets
  3. Clear vents and clean fireplaces
  4. Rent a carpet shampooer if you have carpets to give them a rejuvenated appearance
  5. Wax hardwood floors
  6. remove clutter from your home. Box things up that you wont need until after the move.
  7. Scrub the Bathtub and replace old shower curtains
  8. Use oil to polish cabinets to make them like new
  9. Get an arrangement of fresh flowers for your home
  10. Arrange furniture to make rooms appear larger

Improving Curb Appeal

The first thing to improve the curb value of your home is to remove yourself from the mindset of a homeowner and changing to the mindset of a home buyer. The current market has plenty of homes for sale, so you need to make your home stand out from the first impression. Once your in the mindset of the buyer do a drive by of your home and write down everything the sticks out about its appearance. Have a friend drive by and make sure that you haven't missed anything. Check for exterior problems like damaged shingles ,clapboard and vinyl siding. Make sure to fix the areas that are damaged. Inspect your gutters for any obvious damage. Look at the shutters and make sure none of them are damaged. Clean up the clutter of outdoor furniture and throw out anything that is beyond repair. Make sure that everything is in working such as door knobs and door bells. Once you have all the problems identified make sure to touch up the paint and remove any thing that has accumulated on the house such as moss, bees and bird nests and spider webs. After the exterior of your house has been touched up, Next is the landscape of your home. Trim bushes and remove weeds. Make sure to plant colorful flowers and mow the lawn regularly when it is on the market.

First time buyers

Did you know that the fine state of NH offers some great first time buyers programs?
I've compiled this check list for first time buyers.
-Talk to loan officer, this step is key. Not only can a loan officer tell you how much you can afford they can also help people with less then perfect credit get back on track towards owning a home.
-Once you know how much you can afford, its time to select a buyers agent to protect your interests. If you just call the number on the sign of a home for sale, the person who answers is the sellers agent and represents the sellers interests. Luckily I offer Free Buyers Representation.
- Once you have a buyers Agent, Communication is key. Tell them what you want. They get paid by making sales happen and can also be your eyes and ears in the market place. If they know what you want they will be better able to serve you.
-Once you have found a home, talk to your agent about placing an offer.
